Process

Valion Real Estate Procedures

1. Initial Consultation

We see the property, assess the rentability of the property and inform you if something needs to be done to improve the rentability of the property. Furthermore, we draw out a plan on the best way to rent out the property from open homes to private viewings and the kind of rent one can expect to receive.

2. Open Homes and Private Viewings

We list the properties on realestate.com.au, and various other websites and rental group pages. Open homes usually run for 30 mins depending on demand and private viewings are set for people that cannot attend private viewings.

3. Tenancy Checks and Approval

We do ID checks, employment checks, TICA checks- tenancy database check, and rental history checks. This way we know what kind of applicant we are dealing with. You approve which tenant you would like to rent your property.

4. Signing the Tenancy Agreement

On average we take 1,000 plus property photos and fill out a thorough ongoing condition report (examples are provided during our initial consultation). This way we know for sure what kind of state your investment property is in. We use REINSW approved tenancy agreements and follow up to date rules and regulations.

5. Maintenance Requests

We see the property, assess the rentability of the property and inform you if something needs to be done to improve the rentability of the property. 6. Property Inspections

We will perform property inspections to let you know the condition of the property. We also suggest using a professional property inspection company as they will be able to give you an in-depth report of your investment property.

7. End of Lease

We will perform end of lease inspections and inform you of the condition of the property and advise you on the process on how to have the property ready for the next tenant.
